    Yes. The community is currently developer-controlled. As the neighborhood grows and reaches key milestones, control will transition to a homeowner-elected Board in accordance with the governing documents.

    Yes — the community is currently in a developer-controlled phase.
     
    During this phase, the board members are appointed by the developer. As the community grows and reaches key milestones, more resident involvement and opportunities to participate in community leadership will become available.
  • chevron_rightWhat is Hennersby Hollow Homeowners Association (HOA)?
    The HOA is responsible for maintaining and managing the community’s common areas, amenities, and enforcing the community’s governing documents to help protect property values and quality of life.

    Hennersby Hollow Community Association (HOA) is managed by CCMC, which oversees the daily operations and financials of the association.

    What does CCMC handle?
    • HOA financials and assessments

  • chevron_rightHow can I pay my assessments?
    There are multiple ways to pay your assessments, including direct debit, electronic check, credit card and in person. Click HERE to visit the Pay Assessments landing page. 
  • chevron_rightWhat are HOA assessments?
    Assessments fund the daily operation, maintenance, and enhancements of the community. They cover management, utilities, legal services, insurance, and more.
     
    How much are the assessments?
    • $1,000 annually
    • Billed quarterly ($250 due January, April, July, and October)
    How can I pay my assessments?
    You can pay by direct debit, e-check, credit card, or in-person.
     
    Important: Paying assessments on time ensures smooth operation of the community. Late payments may result in penalties or loss of amenity access.

    CCMC Offices observe the following holidays and will be closed on:
    • New Year's Day
    • Memorial Day
    • July Fourth
    • Labor Day
    • Thanksgiving Day
    • Day after Thanksgiving
    • Christmas Eve
    • Christmas Day
    • New Year's Eve
Residents
  • chevron_rightDo I need approval to modify my home?
    Yes. All exterior changes require prior approval through an Architectural Review (ACC) submission.

    Examples include:
    • Adding a shed
    • Replacing a fence
    • Landscaping changes
    • Building a patio, deck, or pool
    • Installing solar panels

    Solar Panel Guidelines:
    • ACC approval required
    • Front-facing panels may need a 10% visibility letter from the installer

  • chevron_rightWhere should I store my garbage and recycling bins?
    Bins must be hidden from view:
    • Inside the garage, or
    • Behind your side-yard fence
    (CC&R’s Section 3.18)
  • chevron_rightHow should I maintain my lot?
    Owners have the duty to keep their Lot and all Improvements thereon in good condition and repair and in a well-maintained, safe, clean and attractive condition at all times. This includes, but not limited to:
    • Lawn mowing & edging
    • Tree & shrub pruning
    • Watering
    • Keeping lawn & garden areas alive
    • Free of weeds
    • Prompt removal of all litter, trash, refuse, and wastes
    • Replacement of dead trees and other dead landscaping

    • Civil matter (e.g., fence damage): Resolve directly with your neighbor.
    • Community standards issue (e.g., lawn maintenance): Contact the Community Manager with the address involved.
    • Criminal or safety concern (e.g., noise complaints, suspicious activity):
    • Non-emergency: Call Bexar County Sheriff's Office at (210) 335-6000
    • Emergency: Call 911
  • chevron_rightPet guidelines:
     
    • Domestic animals only
    • Pets must be leashed and not disturb others
    • Clean up pet waste promptly
    • No livestock, poultry, or exotic animals

    • Parking rules:
    • No storage of RVs, boats, trailers, or commercial vehicles unless hidden from view
    • No more than 3 vehicles in a driveway
    • For traffic violations, contact Bexar County Sheriff's Office
    • For HOA compliance violations, contact the Community Manager
    If you notice a traffic violation, please call the Bexar County Sheriff's Office non-emergency dispatch at 210-335-6000.
     
    If you notice a covenant violation, please reach out to the Community Manager.

    • Only two community-wide sales per year (Spring and Fall)
    • No individual/private garage sales permitted
  • chevron_rightHoliday decorations:
    • No approval needed for seasonal decorations
    • Must be removed within 30 days after the holiday
